Surveyors


Lapider is a firm of Chartered Building Surveyors and is a member of the Royal Institution of Chartered Surveyors (RICS). Lapider provides the following range of Building Surveying functions.


Building Surveys


Building Surveys are a thorough and detailed visual inspection of a property followed up with a written report. These are carried out by RICS qualified Chartered Building Surveyors.
The Survey

The Building Survey will:
·   determine the property construction;
·   assess the current condition;
·   identify any current or potential defects; and
·   highlight repairs or future maintenance requirements.

As part of the Building Survey, Lapider will inspect all accessible parts of the building and will make use of a 3 metre ladder. If we consider there are any hidden problems we will recommend further investigation. We use specialist electronic measuring equipment to check for damp and other defects.

The Report

Lapider will produce a written Building Survey Report which will report on the findings from the survey. This can be used to inform the client on whether to:
·   purchase the property;
·   negotiate the purchase price; and,
·   plan for future repairs or alterations.

We produce written reports that are clear, concise and are easily understood by the ‘lay’ person. The report will explain any technical terms and will include photographs and diagrams if required.

Single Issue Survey

There may be times when you have a particular building problem or defect for which you require specialist advice. Lapider can carry out a Single Issue Survey which will:
·   investigate the problem;
·   produce a brief report;
·   make recommendations for repair.

This can be a more cost effective approach than having a full Building Survey.

Party Wall Issues


Walls between semi-detached or terraced properties or on the boundary between adjoining properties are generally deemed as party walls.
 

Boundary Wall Disputes


It is common for disagreement to occur over ownership, or the position of boundaries between adjoining properties.
 

Land Surveying


Topographical Surveys

Lapider uses a SOKKIA SET 600 Total Station and is able to accurately measure land areas and potential building sites. These surveys will accurately locate all topographical features, the location of buildings or structures and ground levels (heights).
