Lapider is a firm of Chartered Building Surveyors and is a member of the Royal Institution of Chartered Surveyors (RICS). Lapider provides the following range of Building Surveying functions.


Building Surveys


Building Surveys are a thorough and detailed visual inspection of a property followed up with a written report. These are carried out by RICS qualified Chartered Building Surveyors.
 

Party Wall Issues


Walls between semi-detached or terraced properties or on the boundary between adjoining properties are generally deemed as party walls.


The Party Wall etc. Act 1996 provides a framework for preventing and resolving disputes in relation to works carried out on party walls. The Act has many requirements on those intending to carryout works to party walls. A key requirement is that adjoining owners are notified if you propose to undertake any building works to or near to the party walls.

If you wish to carry out works on or near to party walls, Lapider is able to act as surveyors on your behalf to draw up the party wall award in accordance with the act.

If you have had notice served on you by your neighbours, informing you that they wish to carryout works on or to the party wall, Lapider can act on your behalf to advice you on the act.

Boundary Wall Disputes


It is common for disagreement to occur over ownership, or the position of boundaries between adjoining properties.
 

Land Surveying


Topographical Surveys

Lapider uses a SOKKIA SET 600 Total Station and is able to accurately measure land areas and potential building sites. These surveys will accurately locate all topographical features, the location of buildings or structures and ground levels (heights).


Using this information we are able to plot accurate scale drawings showing the area of land, features, sections and levels. These can be produce in 2D or 3D form.

Accurate measured surveys

Lapider can undertake accurate measured surveys of buildings using electronic laser measuring equipment. We will acutely measure buildings and structures to identify all walls, door and window positions, structural elements such as floor joists and rafter sizes and all other features.

These are then plotted to produce scale floor plans and detailed elevations. Accurate measured surveys are required to enable design and alterations of buildings, the production of planning and technical working drawings and for all works to Listed Buildings as part of the Listed Building Consent (LBC) applications.
