Listed building surveys are a thorough, detailed visual inspection of the property, and a desk top analysis of planning and listed building consents relating to the property. Generally, to inform clients who are considering purchasing a listed building but also for owners of listed buildings who want to determine the correct method of repair or alterations to their property.

The owner of a listed building is responsible for the repairs to the building and to rectifying any unlawful repairs or alterations carried out by previous owners. It is vital to confirm if a LBC was in place before purchase, as, once contracts are exchanged, the new owners become legally responsible for any previous repairs or works undertaken without LBC.

It is vital that the correct materials and are used, as the wrong use of materials can be detrimental to the building causing future maintenance issues and may contravene the LBC.

Lapider has gained broad experience of old and listed buildings across Wales, having worked with them for many years ranging from Victorian houses, chapels, churches, Georgian houses and buildings dating back to the 17th Century.

As part of the survey we closely inspect the building to determine how the building was originally constructed, and how it has been altered and repaired over the centuries. We try to establish construction and materials and how these have deteriorated or been altered over time.

We will carry out a “desk top” study to investigate the history of the building including contacting the local planning authority, conservation officer and other historical sources.

On completion of the survey we will produce a comprehensive written report detailing the history, condition of the property, recommendations for repairs and highlight other issues relating to the property. We can also help to find and advise on suitably qualified and experienced conservation builders to carry out the works. (The building owner is responsible for any unapproved works carried out by unsuitable builders).

Listed buildings were built a long time ago and have evolved over the centuries and in some cases their configuration does not suit modern lifestyle. Often when buying a property purchasers have ideas on how they would like to alter or extend the property. However, generally it is not acceptable to carry out large scale alterations including removing internal walls to enlarge rooms or form new openings. We can advise on suitable alterations that may be accepted by the local planning authority.
